Extensions & renovations · Shebbear

Builders and carpenters in Shebbear, extensions, renovations and new builds across the Torridge parishes.

Shebbear sits barely ten minutes from our Langtree yard, which makes it one of the closest villages we work in. It is a parish of farmhouses, cottages around the square, the college on the edge of the village and a scatter of newer housing, and almost all of it sits on heavy Culm clay with private drainage rather than a mains connection.

Local knowledge

Building work in and around Shebbear

Shebbear is one of those Devon villages with more history than its size suggests: the ancient oak and the Devil's Stone on the green, a church that predates most of the parish boundaries around it, and Shebbear College sitting just outside the centre. For a builder, though, what matters is the fabric and the ground, and both are distinctive here.

The village core holds a mix of stone, cob and rendered cottages, several of them listed or in the vicinity of listed neighbours, alongside farmhouses and outbuildings out in the parish that have been converted or are candidates for conversion. Barn conversions are a recurring conversation in this area, and they are rarely simple: existing structures were built for livestock and machinery rather than habitation, so structural upgrading, floor build-ups, insulation strategy and drainage all need designing rather than assuming.

The ground around Shebbear is Culm measures clay, and it behaves accordingly. It holds water, it moves seasonally, and it makes for slow-draining soakaways. Any groundworks here start with trial holes and an honest look at where surface water is actually going to go, because on clay a badly planned soakaway simply becomes a pond under someone's new patio. Where soakaways are not viable we design around that from the start rather than discovering the problem after the dig.

Private drainage is the norm outside the village centre. Septic tanks serve most farmhouses and cottages, and current rules mean an old tank discharging to a ditch will need addressing sooner or later, often triggered by an extension or a sale. We check what is in the ground and what the proposed layout will demand of it before finalising a design, and we can install a modern treatment plant in-house as part of the same job.

Older Shebbear buildings want breathable repair. Cob and stone walls that have been cement rendered or gypsum skimmed at some point in the last fifty years are among the most common damp complaints we see in the parish, and the honest answer is usually to take the impermeable layer off and go back to lime rather than adding a chemical injection and another coat of something. It is more work up front and considerably less work in ten years' time.

Access is generally better here than in the deeper lanes further east, but the parish lanes still narrow sharply in places and the village square is tight for a large delivery. We plan delivery routes, turning and skip placement as part of the quote rather than finding out on the first morning that an eight-wheeler cannot make the turn.

Why us

Why Shebbear clients choose us

Shebbear projects reward a builder who understands clay ground, period fabric and private drainage, and who is close enough to turn up when they say they will.

Ten minutes away

Being just up the road from the parish means visits, deliveries and snagging happen without travel time or travel cost.

Clay ground experience

We plan foundations and surface water for how Culm clay actually behaves, not for a textbook free-draining site.

Period fabric done properly

Lime-based repair and breathable build-ups on cob and stone, so damp is solved rather than moved.

Everything in-house

Groundworks through to tiling delivered by our own team of five, keeping responsibility in one place.

Common issues

What catches people out on Shebbear jobs

Most of the unwelcome surprises on projects here trace back to the ground, the drainage or the age of the building.

Soakaways that never soak away

Culm clay drains slowly, and a standard soakaway detail dropped onto a Shebbear plot often fails within a season. Surface water needs designing for the ground that is actually there.

Barn conversions priced like extensions

An agricultural building rarely has usable foundations, damp-proofing or a floor build-up suitable for habitation. Pricing one as though it is a straightforward shell is how conversions overrun.

Chemical fixes for breathable walls

Injection damp courses and waterproof renders on cob and stone treat the symptom. Removing the trapped moisture path and returning to lime treats the cause.

Extending onto a tired septic tank

Extra bedrooms mean extra load, and an old tank discharging to a ditch will not pass current rules. Better identified at estimate stage than mid-build.

Questions

Straight answers before you commit

If your question isn't here, ring Adam directly; you'll get the same straight answer on the phone.

Do you cover Shebbear?

Yes, and it is one of the closest villages to us. Our base is in Langtree, roughly ten minutes away across the parish lanes.

Can you do barn conversions in the parish?

Yes. We handle the structural work, floor build-ups, drainage and finishes in-house, and we will be honest at estimate stage about what an agricultural building genuinely needs to become a home.

How does clay ground affect the cost of an extension?

It can affect foundation depth and how surface water has to be dealt with. That is exactly why we take trial holes before pricing rather than issuing a variation later.

Do you work on listed buildings?

We work on period and listed properties using appropriate lime-based materials and sympathetic detailing, and we will flag consent requirements early rather than leaving you to discover them.

What does building work cost in Shebbear?

It depends on the property, the ground and the drainage. Your initial estimate is free; a full itemised quote carries a fee, refunded in full if you proceed.

Can you install or replace a septic tank?

Yes. Groundworks and private drainage are in-house, including modern treatment plant installation where regulations require an upgrade.

How quickly can you start?

It depends on the diary and the size of the job. We will give you a realistic programme with the detailed quote rather than a start date we cannot hold to.

Is the work insured and guaranteed?

Yes. £5m public liability and £10m employers' liability insurance, a 12-month no-quibble workmanship guarantee, and a 10-year structural warranty on new builds.

Do you handle plumbing, electrics and tiling too?

Yes, those trades are covered within the team, so a kitchen or bathroom is delivered as one package rather than a chain of separate contractors.

How are payments structured?

We invoice bi-weekly by bank transfer against completed work, so you are paying for what is actually on the ground.
