Coastal building · Northam & Westward Ho!

Builders and carpenters in Northam and Westward Ho!, building for salt air, sea wind and coastal exposure.

Northam and Westward Ho! sit on the headland between the Torridge estuary and the Atlantic, and building here is genuinely different. Salt-laden air, driven rain off the sea and a housing stock that runs from Victorian villas to holiday apartments all change what a project needs from its specification, not just its finish.

Local knowledge

Building work in Northam and Westward Ho!

The two settlements sit side by side but feel quite different. Northam is the older, higher village: church tower on the skyline, Victorian and Edwardian houses, established residential streets running down towards the Burrows. Westward Ho! is the seaside town proper, created in the nineteenth century off the back of Kingsley's novel, and its housing stock reflects that history plus a century and a half of coastal development, holiday accommodation and conversions.

Salt exposure is the defining technical issue. Airborne salt attacks steel fixings, corrodes ironmongery, degrades untreated timber and accelerates the failure of anything specified for an inland site. On coastal work we use stainless fixings rather than galvanised where it matters, specify external joinery and hardware rated for marine environments, and detail render and cladding with the assumption that the wall will be wet and salty for a large part of the year. It is a small uplift in cost at specification stage and it is the difference between a job lasting fifteen years and a job lasting five.

Wind-driven rain is the second factor. The prevailing south-westerlies come straight off the Atlantic across Northam Burrows and the pebble ridge with nothing to slow them down. Window installation, cavity trays, flashings, verge and eaves detailing all need to be right, because water finds any gap under that kind of pressure. Where we open up an existing building here we very often find historic water ingress at exactly those junctions.

A significant share of the housing here is holiday letting or second-home ownership, and that shapes how projects run. Owners typically need work programmed around the letting season, finished to a standard that survives heavy turnover, and specified with materials that clean up well and take abuse. Bathrooms and kitchens in a let property are working harder than they would in a family home, and that should influence what goes in them.

The older Northam properties bring their own considerations: Victorian solid-wall construction, lath and plaster, sash windows and slate roofs, often with decades of well-intentioned but poorly detailed alterations layered on top. Improving comfort in those buildings is worth doing carefully, since internal insulation on a solid wall that is regularly saturated by driven rain needs thinking through rather than simply sticking board to the inside face.

Access varies. Northam's older streets are tight and parking is genuinely limited, while parts of Westward Ho! are constrained by seasonal traffic and narrow seafront roads. We plan deliveries, skip placement and parking as part of the quote, and where possible we programme the noisier and more disruptive phases outside peak holiday weeks.

Common issues

What catches people out on coastal jobs here

Almost every early failure we are called to look at on this coast comes from a specification written for an inland site.

Galvanised fixings on a salt-air elevation

They corrode far faster than the material they are holding, and the failure shows up as staining, movement and eventually a repair that costs more than the stainless would have.

Water finding the window junctions

Driven rain off the Atlantic gets past detailing that would never leak inland. Cavity trays, sealing and flashing at openings have to be done properly here.

Internal insulation on a saturated solid wall

Lining a wet Victorian wall internally without addressing the driving rain and the vapour path can move the damp problem behind the new board where you cannot see it.

Domestic-grade finishes in a holiday let

A bathroom that would last fifteen years in a family home can look tired inside two seasons of weekly changeovers. Specify for the use it will actually get.

Questions

Straight answers before you commit

If your question isn't here, ring Adam directly; you'll get the same straight answer on the phone.

Do you cover Northam and Westward Ho!?

Yes. We are based in Langtree, roughly thirty minutes away via Bideford, and the coast is a regular part of our working area.

Does coastal exposure really change the build?

Yes. Salt air corrodes standard fixings and hardware, and Atlantic driven rain tests every junction. We specify stainless and marine-grade materials where the exposure demands it.

Can you work around holiday letting?

Wherever the job allows, we programme around your booking calendar and agree the disruptive phases in advance so you can plan bookings around them.

What does an extension cost here?

It depends on size, exposure, ground and access. The initial estimate is free, and a full itemised quote carries a fee that is refunded in full if you proceed.

Can you renovate a Victorian house in Northam?

Yes. Solid-wall Victorian housing is common here, and we approach comfort upgrades carefully so that improving warmth does not create hidden damp.

Do you handle parking and access in tight streets?

We agree deliveries, skip placement and parking arrangements before the start date, because the older streets and the seafront both have real constraints.

Is the work insured and guaranteed?

Yes. £5m public liability, £10m employers' liability, a 12-month no-quibble workmanship guarantee, and a 10-year structural warranty on new builds.

Do you cover plumbing, electrics and tiling?

Yes, those trades sit within our team, so kitchens and bathrooms are delivered as one coordinated package.

How long does a coastal renovation take?

It varies with scope and condition. You will get a realistic programme with your detailed quote rather than an optimistic one to win the job.

How do payments work?

We invoice bi-weekly by bank transfer against completed work, so payment tracks the progress you can actually see.
